Children ages 0-12 years may stay for free, sharing the bed with a parent, but we charge full rate for children ages 13 years and above.
Aeden Villa, Roomstay & Homestay has total of six (6) rooms. We can accommodate up to thirty (30) pax from a single group. It has common facilities – outdoor kitchen, living, outdoor living, dining areas and swimming pool.

Cancellation Policy :
The booking is Non-Refundable. If you fail to arrive or cancel the booking, no refund will be
given.
Change of date policy:
Change of date request/notification via Whatsapp made at least 14 days or more to check-in date, guest may postpone their stay at no additional cost. Change of date request made less than 14 days to check in date : 50% of the total booking rate (for room booking) and RM250 (for whole villa booking) as administrative fees applied. Change of date request less than 7 days before check-in date is not possible. The new date shall be no later than 6 months from the original date, subject to availability.
- Any event that involves a total of 100 to 150 pax visitors will be charged an extra RM200. Any event request (involving 100 to 150pax) shall be made via Whatsapp (+60124349737 ).
- If the guest wants to organize an event (example family day or friends reunion) and booked thru this website, guest needs to rent the entire villa (select all six rooms) and ensure that the number of guests staying is not exceed 30 adults (13 years old and above).
- Our pax requirement is strict. Please follow stated pax accordingly to avoid any issue during check in.
- Only ONE canopy set up at bricked area and no alcohol is allowed .
- Pre Wedding/Wedding, Product, Commercial, Modelling, etc Photoshoot and Filming without permission is strictly not allowed.
- NO SMOKING in the rooms & villa compound.
- NO ENTER FOR VEHICLE inside gated area.
- Pool time is until 12am. Swim at your own risk.
- Please respect NOISE CURFEW as we are located in residential area.
- This premise complies with Shariah compliances. We shall not tolerate any materials or conducts contrary to Shariah compliances.
- We observe a STRICT HALAL POLICY. NO PORK MEAT/ NO ALCOHOL / ILLEGAL SUBSTANCES allowed in the house.
- We reserve the rights to cancel the booking without refund if noconfirmation payment document is received after the stated deadline.

As we are in a peaceful residential area, we reserved only for small and intimate parties. Alcohol, loud music, noise and firecrackers are strictly not allowed. Glitters and confetti are also not allowed. Drug taking and intoxication is definitely a No No.

Yes. Our unique and natural surrounding make for excellent photoshoot backdrops.
We do not have surcharge for photoshoot if you are already paying for a night stay. If you wish to have photoshoot without booking a night stay, our rates start from rm250 for 5 hour session on normal weekdays and limited to 5 people including the photography crew.
You are free to shoot anywhere within the property except the occupied rooms.
Yes, only fully vaccinated guests are allowed, with the exception of those under 18 y/o. Fully vaccinated refers to those who has exceeded 14 days after the 2 nd dose of Covid 19 Vaccine or 28 days after Covid 19 vaccines with single dose.
So far, we have not had any animal related accidents. As a measure to protect you from mosquito bites, we provided mosquito coils.
Our premise is a private property and is safe. We advocate that you do not leave children unattended as they may accidentally injure themselves while playing booth indoors and outdoors.
Whilst we have taken all necessary measure to ensure safetystandards are met, you are required to exercise your own discretion in assessing your or your dependent’s ability to accept risk.
Aeden Villa, Roomstay & Homestay will not be responsible for the Guest’s safety against events including but not limited to accidents, personal injury, death, acts or defaults caused by third parties, acts of God, flood, theft or even acts of negligence.
